Home/Services/Solar Farm Development

Bringing a solar farm forward is a multi-year process that touches grid engineering, planning law, ecology, land agreements and construction. Farming Solar acts as your single point of contact through all of it. We originate, design, consent and deliver utility-scale and mid-scale solar farms across the UK, and we shoulder the cost and risk so that you keep a clean, secure income with no capital outlay.

Most landowners come to us with a simple question: could my land work for solar, and what would it be worth? We answer that honestly and early. If a site stacks up, we take it through grid application, planning permission, financing and build. If it doesn't, we tell you why before you've spent a penny.

Why it works

  • No upfront cost to you — we fund development, grid and construction
  • A single experienced team from first appraisal to energised site
  • Long-term, index-linked income protected by a registered lease
  • Land returned to its prior agricultural condition at end of term
  • Transparent Heads of Terms with independent legal advice encouraged
How it works

Our process, step by step

  1. Site appraisal

We assess irradiance, topography, land grade, screening and proximity to a grid connection — usually within days of your enquiry.

  2. Grid & Heads of Terms

We confirm a viable connection and agree clear, fair Heads of Terms setting out rent, term and protections.

  3. Planning & design

Our team prepares the full planning application with ecology, landscape and community consultation built in.

  4. Build & energise

Once consented and financed, our EPC partners construct and connect the site, and you begin receiving rent.

  5. Operate & restore

We run and maintain the farm for its life, then decommission and reinstate the land at the end of the lease.

Questions & answers

Frequently asked questions

How much land do you need for a solar farm?

As a rule of thumb we look for sites of around 30 acres or more for a commercial solar farm, though smaller sites can work where the grid and access are favourable. We assess every site individually.

Will I lose ownership of my land?

No. You retain full ownership throughout. A solar lease grants us the right to use the land for an agreed term, after which it reverts entirely to you.

How long does development take?

Typically two to four years from first appraisal to construction, driven mainly by grid connection and planning timescales. Rent usually begins once the site is operational, though some agreements include earlier option payments.

What happens to the land at the end?

The site is fully decommissioned, equipment removed and the land reinstated to agricultural use, secured by a decommissioning bond written into the lease.
